This paper examines urban land use planning, policies and management in sub Saharan Africa
using Akure, Nigeria as a case study with a view to determining its effects on land accessibility.
It discusses land use control mechanisms and constraints to land use management.
The basic data set for the paper was generated by a systematic survey of land owners from the
nine wards into which the city was stratified. Other relevant materials were sourced from
published sources including government departments. Frequency tables, percentages and
regression analytic techniques were employed to analyze the data.
The paper reveals that although land use planning and policies and mechanisms are in place in
the city, they are not fully implemented and do not have any significant effect on land
accessibility. Reinvigoration of land use policies including amendment of the land use act was
advocated.
