Man, in an effort to provide himself suitable
structure for one purpose or the other, needs accurate
information to make wise decisions. “Location” and the ability
to measure its impact remain a critical issue to the real estate
practitioners. As real estate is a game of information
arbitrage, decision-making could be frustrated in absence of
adequate, accurate and readily available information. This
problem is constantly faced by developing countries. Thus, the
study developed a prototype Real Estate Decision Support
System for Awka, Anambra State, Nigeria. With the digitized
analogue maps, attribute data, data on the end-users and geospatial
database were created. This was realized with the use
of various hardware and software packages. Analysis of
overlay was performed to know the spatial locations of the
geographical features of interest. From buffering operation
performed, appropriate noise corridors were generated
through establishment of zones of influence at a fixed width of
70m, 140m, and 210m. The results show that the developed
system has great potential in real estate applications and
therefore, suggests to be applied in other sectors of the
economy that has dealings with geo-spatial data for taking
decisions.
